What it's forThe AI can look at a photo and draft something for you to review. It never saves, sends or changes anything itself: you accept, edit or dismiss every suggestion. It runs in Australia only, and it is told not to describe or identify people, faces, number plates or personal documents.

Before you start
- AI photo reading is switched on for your firm. If you don't see the Suggest buttons, it isn't, and everything still works by hand.
Step by step
- Step 1: RepairsAfter adding a photo to a new work order or a resident request, press Suggest from photo. A box labelled AI suggestion shows a short description, a likely trade and an urgency checked against the urgent-repairs rules. Use these copies it into the form fields, which you can still change.
- Step 2: InspectionsOn an inspection item with a photo, press Draft note from photo. Edit the draft and press Add to note, or Dismiss. Only what you keep in the note goes into the report.
- Step 3: ComplianceOn a deadline's Edit form, add a photo of the certificate or sticker and press Read dates from photo. Use these fills the next due date and a note; the deadline only changes when you press Save.
- Step 4: After photosOn a work order, open Mark up for a contractor's After photo and press Check with AI. The note says whether the work appears complete. It is advice for you only.
- Step 5: MarkersOpen Mark up on a photo. Suggest points (AI) adds up to five numbered, dashed markers marked approximate: Accept the right ones and Remove the rest. Add marker lets you tap the photo to drop your own pin; drag it, or use the arrow keys, and Delete removes it. Every marker is also listed as text. Save markers keeps them; the photo itself is never changed.
- Step 6: Reports and sheetsAccepted markers are drawn on the photo, with a legend, in the inspection report PDF and the work order sheet PDF.
Tips
- Treat AI markers as approximate: a box shows where to look, not an exact measurement.
- If a suggestion looks wrong, dismiss it. Nothing was saved.
Common problems
Where are my photos sent?
Only a small copy (1024 pixels, location data removed) is sent to Amazon Bedrock in Australia when you press a Suggest button. It is not stored by the AI and only counts of uses are recorded.
It said it was unclear.
The AI says unclear rather than guess, and it won't describe people. Retake the photo closer, in better light, or fill the form in yourself.
